The Market in Brief
Royal Oak occupies an unusual position in Oakland County: a dense, walkable downtown on the Woodward corridor, surrounded by established neighborhoods, anchored by one of the region’s largest hospital campuses. For most commercial tenants that makes it desirable. For healthcare tenants it makes it strategic.
The inventory here runs small. Much of the city’s commercial real estate sits in buildings of a few thousand square feet — often owned by individuals and families rather than institutions — and Class C buildings citywide average just over 3,200 square feet, which is practice scale. As of mid-2026, CommercialCafe’s citywide survey put average asking rents at $25.59 per square foot, ranging from about $12 to $45 at the premium end, and the City of Royal Oak’s July 2026 downtown availability report shows most downtown asking rents between $19.50 and $30 per square foot.
Demand is steady and supply is tight, which means the leverage in most negotiations sits with whoever is best prepared — not, by default, with the tenant.
What We Watch
The Corewell Health William Beaumont University Hospital campus shapes the market around it — referral patterns, staffing pools, and patient expectations all bend toward it. Proximity is worth something. Whether it is worth the rent premium depends on your specialty and your referral sources; that is a modeling question, not a gut call.
Downtown Royal Oak space can be striking and visible and still fail a practice, because patients judge access in the first ninety seconds. Ratio, turnover, and walk distance deserve the same scrutiny as the rate.
Negotiating with a family that has owned a building for thirty years is a different conversation than negotiating with an institutional owner. Terms are more flexible, but nothing is standard — which rewards representation that reads the owner as carefully as the lease.
